- CREDIT SCORE: 600 or higher
- EVICTIONS: none in the past 5 years
- FELONIES: None
- BANKRUPTCIES: Ok if dismissed.
- PETS : Must be Approved, No Dangerous Breeds, Must be in line with HOA Guidelines, subject to an additional $250.00 deposit per pet, and covered under renters insurance policy.
- RENTAL HISTORY: Must Have 5 years of Previous Good Standing Verifiable History. (unless home owner)
- INCOME: At least three times the Rent Amount, verifiable by W-2’s, Taxes and/or Pay Stubs.
- DEPOSIT: total amount is due at the time of lease signing.
NOTE: check animal restrictions on advertising before applying, all caged animals must be on application and may or may not be approved and/or require additional deposit.
NOTE: Deposits are the same amount as the rent. Any approved pets or livestock may require additional deposits.

IF PROOF OF INSURANCE IS NOT TURNED IN WTHIN 7 DAYS, IT WILL BE PROVIDED FOR YOU AND THE CHARGES APPLIED TO YOUR ACCOUNT
TENANTS ARE REQUIRED TO PAY ALL UTILITIES UNLESS ADVERTISED OTHERWISE-PROPERTIES WITH A SEPTIC SYSTEM WILL HAVE A $25.00 PER MONTH SEPTIC FEE.
